Hoofddorp

In Hoofddorp, we own several assets with substantial redevelopment potential. The municipality has prepared a development framework for this area, and ER Capital has commissioned a volume study. The study confirms the feasibility of approximately 34,000 m² gross floor area (GFA) of residential space on our 10,700 m² site. The municipality has expressed a preference for incorporating height accents on the plot.

We are currently in discussions with neighbouring property owners, the municipality, and major developers such as AM and Dura to jointly realise the redevelopment. Recently, we concluded new lease agreements with a five-year term — shorter than tenants initially preferred — following consultation with the municipality. Each lease agreement can be extended annually should the timing change.

Bilthoven

In Bilthoven, ER Capital owns properties located in the "Spoorzone" — an area marked by the municipality for potential residential development. These properties are currently leased to RAVU and were formerly occupied by ASMI-Europe. Although redevelopment is possible, we currently retain the tenant, as the upside potential does not yet justify redevelopment.
